Guest Policies

The ambiance at The Katy House Bed & Breakfast is one of a kind. We endeavor to provide guests a warm welcome and unique small-town Texas experience. To that end, we've created these policies to help us provide consistent service, to be a good neighbor, and to remain a viable business.


We invite you to review our policies prior to making your reservations so that we might avoid any surprises. The Katy House guest policies are subject to change occasionally to meet changes in the regulations, business needs, or to satisfy the needs of our guests and service providers.

  • Booking Policies & Procedures

    Guest reservations are subject to all policies listed on The Katy House website. By booking a reservation and checking the check-box 'I accept the Terms & Conditions' (i.e. Guest Policies), you thereby indicate that you agree to comply with all conditions herein. Failure to comply may result in damages fees and/or immediate termination of stay without a refund.


    By booking a reservation, through any source, you thereby indicate that you agree to release and hold harmless The Katy House, its owners, and other guests from any & all liabilities, claims, actions, damages, costs, or expenses of any nature whatsoever whether in law or equity, known or unknown, occurring during, caused by, relating to, or arising in any way from being on The Katy House property. 

  • 2024 Holiday & Special Event Dates

    Reservations during Special Event Dates* have a 45-day Cancellation/Date Change policy unless it's a Group Booking. Please see the Cancellation Policy for Single or Group Bookings for more details.

  • Deposits & Payments

    Single Room Reservations: A deposit of one night + taxes is due at the time of booking. The remaining reservation balance will be charged to the credit card on file on the day of arrival.  


    Group Reservations (3+ guest rooms): A $500 non-refundable deposit is required at the time of booking. The $500 deposit is deducted from the total reservation balance. See Group Bookings (3+ more rooms) for further payment details. 


    Payments: Cash, American Express, Visa, Mastercard, and Discover Card are all accepted forms of payment.  

  • Cancellation Policy

    Due to our small property size, cancellations affect us greatly. Though we understand unexpected circumstances arise, there are no exceptions to our cancellation policy whether it be for reasons of sickness, family emergency, or weather.  As such, we recommend you consider purchasing travel insurance. 


    Single Room Reservations (not during Special Event Dates**): Cancellations* or date changes must be made 14 days prior to the check-in date for a refund of the deposit, less a $25 processing fee. Cancellations made within 14 days of the check-in date are non-refundable, and the credit card on file will be charged the remaining balance upon cancellation. 


    Single Room Reservations (during Special Event Dates**): Cancellations* or date changes must be made 45 days prior to the check-in date for a refund of the deposit, less a $25 processing fee. Cancellations made within 45 days of the check-in date are non-refundable, and the credit card on file will be charged in full the remaining balance of the reservation upon cancellation. **Special Event Dates include stays during any of the following 2024 dates: 1/18-1/21, 3/16-3/30, 4/4-4/8, 10/13-10/30, 11/21-11/24, 12/6-12/7, 12/22-12/26, 12/31 


    Group Bookings (see Group Bookings section): For cancellations* of 3+ rooms, a 60-day+ cancellation notice is required to receive a refund minus the $500 non-refundable deposit. Cancellations made within 60 days of the check-in date are non-refundable, and the credit card on file will be charged in full the remaining balance of the reservation upon cancellation. No refunds are available when cancellation occurs within 60 days of the arrival date. 


    Please note: *Cancellations and date change requests cannot be done via email or left on our answering machine. You must speak to someone at 512-237-4262 and receive a cancellation confirmation. Cancellations during Special Event Dates (see 2024 Holiday & Special Event Date Calendar) have a 45-day cancellation policy.  There are no refunds for early check-out/departure.


  • Check-in & Check-out Policy

    Check-in is 3pm - 5pm. We provide two check-in options designed to offer you a sense of ease and flexibility, allowing you to arrive at your preferred pace. We'd love the opportunity to personally welcome you, so we offer in-person check-in services between 3pm-5pm. If you anticipate arriving after 5pm,  then self-check-in instructions will be sent to you before 3pm. At this time, we're unable to accommodate early check-in requests. 


    Check-out is 11am. We know it can be difficult for guests to head back to reality; however, if you find yourself checking out later than 11am a $50 fine will be added to your reservation. 


  • Daily Breakfast

    As a traditional bed & breakfast, a complimentary southern-style breakfast is served each morning at the communal dining table at 9am. Guests can request an alternative breakfast time (between 8am-9:30am) or for breakfast to be delivered to their room for an additional fee of $15 per day, per room. Breakfast accommodation requests must be made by 6pm the day before. 


    Allergies/Dietary Restrictions: We do our best to accommodate dietary restrictions and food allergies. Should any guests have specific dietary needs please let us know at the time of booking.     


    No breakfast? If any guests want to sleep in or have other breakfast plans, that’s absolutely fine. We kindly ask that you let us know the evening before so we don’t overprepare.   


  • Children & Pets

    We love kiddos; however, children under 12 are not permitted to stay on the property. 


    On occasion exceptions may be granted (such as whole property rentals), but please note that exceptions are granted only on a case-by-case basis and should be requested prior to the reservation being made. 


    We love furry friends; however, pets are not permitted to stop in for a visit or stay the evening. Pets include, but are not limited to, dogs, cats, hamsters, reptiles, birds, bunnies, and even porcupines (yes, that happened once). 


    Violators will be charged a $150 fine in addition to cleaning & damages. Please see the Damage to Property & Contents section for more information.


    Certified Service Animals must be approved prior to stay. Please reach out to stay@katyhouse.com for the requirements & fees. 



  • Smoking & Noise Policy

    The Katy House is a smoke-free property. For the safety of the property and the comfort of other guests, there is no smoking on the Katy House property including vaping & e-cigarettes. For 100+ years this property has remained intact, we're just trying to keep it that way while it's under our care. Thanks in advance for your understanding. 


    Violators of our smoking policy will be charged a $200 fine in addition to cleaning and damages. Please see the Damage to Property & Contents section for more information.


    For the comfort of all Katy House guests, we ask guests to exercise vigilance and consideration regarding noise levels, particularly during the evening and early morning hours. 


    We believe in creating a tranquil and relaxing environment where everyone can fully enjoy their stay. By being mindful of noise, we aim to ensure that each guest's experience is peaceful and undisturbed. The maximum number of guests allowed in rooms is 2. No parties are allowed in guest rooms at any time.  


    Guests may forfeit their stay without a refund, and authorities may be contacted in response to noise complaints.

  • Parking

    Complimentary street parking is available on both Ramona and 2nd street. Parking is not guaranteed and, on occasion, can be limited due to area special events.   

  • Occupancy & Taxes

    Rooms & rates are based on maximum occupancy of 2 persons per room. Standard Room Rates shown are not inclusive of taxes. 


    The final total of the reservation will include: Room Rate, State, City, and County occupancy taxes (and sales tax when applicable). 

  • Housekeeping

    For guest safety and the safety of our staff, housekeeping services are limited to cleaning and advanced sanitation measures between guest stays. 


    The Katy House staff does not enter occupied rooms unless there is an emergency situation. Fresh towels are available upon request.



  • Damage to Property & Contents

    At The Katy House, we never want to say the words, "and that's why we can't have nice things!" So for the ongoing care and protection over the property, we've developed the following Damages Policy. 


    From bathroom Poo-Pourris to kitchen steak knives, from pillow swapping to missing chicken napkin holders, we prefer to keep the search parties to a minimum. As such, The Katy House reserves the right to charge guests the cost of missing items or rectifying damage caused by the guest's deliberate, negligent, or reckless acts to the property, structure, and contents. 


    Fines & Fees: Any damages done by guests or persons visiting/staying with guests will be the responsibility of the person who made the reservation. The Katy House guest is responsible & agrees to make restitution for such damage. Should any damage come to light while a guest is onsite or after departure, The Katy House reserves the right to charge the guest's credit/debit card or send an invoice of fines & fees to the registered guest's email address. 


    Our Promise: Before we charge the guest's credit card, we will attempt to make reasonable efforts to rectify any damage internally prior to contracting specialists to restore or replace. Therefore, we will make every effort to keep any costs that the guest would incur to a minimum.


    No candles, oil lamps, incense, or any open flame devices are permitted in guest rooms at any time. 


    Please let us know if there is an accident in the room and something needs to be cleaned immediately so we can avoid permanent damage and related damage charges. 

  • Use of Property Facilities

    The rental of Katy House guest rooms does not include access to the kitchen in the main house, other guest rooms, and laundry facilities. The back porch entry (to the main house) is reserved only for staff. 


    If a guest would like to reserve exclusive access to any of The Katy House common areas please contact us directly for availability and rental fees. 


    Please note: rental of guest rooms does not allow for non-staying guests or outside vendors including, but not limited to, outside catering, photographers, videographers, and hair/make-up artists.

  • Group Bookings (3+ rooms)

    We love being home base for groups reserving 3 or more guest rooms. The cozy atmosphere of The Katy House provides the utmost comfort to friends and family visiting the area while also offering luxury amenities and a family-style, southern breakfast. 


    Deposits & Payments: The Katy House group rental (i.e. 3 or more guest rooms) requires a $500 non-refundable deposit (deducted from the total reservation costs). 

    • Payment Schedule: 60 days prior to check-in 50% of the reservation fees are due. The Final Payment, consisting of the remaining balance, must be received at least 30 days prior to guest arrival (or immediately if booked less than 30 days in advance of guest arrival). 
    • Failure to make payments on agreed-upon due dates will make the reservation subject to automatic cancellation without refund.
    • Security Deposit: A valid major credit card must be provided upon check-in to cover incidental charges or damages. 

    Cancellation: For cancellations of 3+ rooms,  a 60-day cancellation notice is required to receive a refund minus the $500 non-refundable deposit (excluding special event dates or holidays - please see the 2024 Holiday & Special Event Dates section). No refunds are available when cancellation occurs within 60 days of the arrival date.


    Use of Property Access: The rental of Katy House guest rooms does not include access to the kitchen in the main house, other guest rooms, and laundry facilities. The back porch entry (to the main house) is reserved only for staff. 

  • Gift Certificate Terms & Conditions

    These terms and conditions apply to gift certificates issued by The Katy House Bed & Breakfast. All reservations, booking & cancellation policies still apply.


    Purchase & Redemption:


    Katy House gift certificates can be redeemed solely for room night accommodations & add-on packages at The Katy House Bed & Breakfast. Gift Certificates cannot be refunded or exchanged for cash and have no value unless redeemed in accordance with these terms and conditions.


    Gift Certificates may be combined with other forms of payment but cannot be used to purchase additional vouchers.


    Booking and Presentation:


    Gift Certificate holders must mention the Reservation ID Number at the time of booking.


    Validity and Exclusions:


    Gift Certificates are valid for 12 months from the month of issue unless otherwise stated on the voucher. The validity of gift certificates cannot be extended unless approved by the Management.


    The gift certificate's redemption value shall be the one stated on the gift certificate. All gift certificates can be used during Special Events dates/Holidays unless specifically noted in the gift certificate, as communicated by The Katy House Bed & Breakfast.


    Loss or Theft:


    The Katy House Bed & Breakfast is not responsible for lost or stolen gift certificates.

    If a gift certificate is lost or stolen, please notify us immediately. 


    Cancellation:


    The Katy House Bed & Breakfast reserves the right to cancel a gift certificate or voucher if obtained through fraudulent or unauthorized means.


    Delivery:


    Gift certificates ordered for delivery (via email or email) will be issued and mailed within 48 hours, except on weekends and holidays, when they will be issued and dispatched the following working day.

  • COVID-19 Disclaimer

    An inherent risk of exposure to COVID-19 exists in any public place where other people are present. COVID-19 is an extremely contagious disease that can lead to severe illness and death. According to the Centers for Disease Control and Prevention, senior citizens and guests with underlying medical conditions are especially vulnerable.


    By visiting The Katy House, you voluntarily assume all risks related to exposure to COVID-19.

COVID-19 CARE POLICY


The safety and well-being of our guests and employees have always been our top priority, and that commitment takes on special significance in light of the global outbreak of COVID-19. Our Covid-19 Care Policy reinforces our dedication to providing a healthy and sanitary environment including increased disinfection of guest rooms, high traffic & high touch areas, accessible hand sanitizer in common areas & guest rooms, alternative breakfast service, and optional contactless check-in.
